Buyers need to keep a few things in mind. An exceptional buyer’s agent represents your best interests. The agent owes the buyer undivided loyalty, confidentiality, reasonable care, obedience to lawful instruction and accountability.

In reality, trying to buy a home without a real estate agent can carry risks and lead to issues that you may not be aware of. There are plenty of good, honest agents out there who focus on what is best for their clients. The benefits of having a fantastic buyers agent are immeasurable.

Selling a home is fraught with legal pitfalls that only a real estate agent will know. As such, when you choose the FSBO route, you could do something that skirts the law but not even know it.

But buyers want a bargain, and they know when a place is overpriced. As such, listings with bloated prices tend to sit—and sit—on the market. Even if you eventually lower the price, buyers are likely to wonder at that point if there’s something wrong with your house since it's languished on the market so long.

SELLERS DISCLOSURE THEY MAY NOT TELL YOU ABOUT DEFECTS ON THE HOME YOU MAY NOT KNOW TO ASK FOR ONE?

The typical seller disclosure form is several pages long, and it asks the seller to report known defects in the home. This will include the appliances, as well as information about electrical, heating, sewer, water or other mechanical systems. The roof, foundation and other structural elements will be included in the report, as well as latent or hidden defects that are not apparent from a visual inspection, such as: the presence of mold, a crack in the foundation or a prior flooding problem.
