There are many benefits of using a licensed Realtor when you're purchasing a home, but many buyers are unaware that agents can assist them with their new construction purchase as well.

Why, you may ask? Well, much of this is due to misinformation. Let's take a look at some of the most common theories and objections.

I don't need a Realtor. There is a salesperson located in the model home.

  • The sales representives in the model homes work for the builder--not you. It's vitally important to have a representative looking out for your best interest.

I don't want to pay a commission.

  • It's customary for the seller to pay commission fees. In this instance, that would be the builder.

I may not get as good of a deal if I use an agent because the builder must pay my Realtor.

  • The builder has already budgeted for this expense. In fact, you're likely to get a better deal because your agent is negotiating terms and incentives on your behalf.

Special Incentives

As YOUR agent, I provide a free home inspection performed by a private company unrelated to the builder ($600 value). Because the majority of buyers do not have a home construction background, it's imperative to have an unbiased inspection performed by a professional. Any defects or issues can then be presented to the builder prior to closing. Would you like more information about this service? Please contact me for more details.
